The site is located entirely within Flood Zone 1, indicating a very low risk of river or tidal based flooding; as shown by the map above. The site is also at very low risk (less than 0.1%) of flooding from other sources, including surface water, the sea, or infrastructure failures.
Plymouth City Council’s Flood Risk Management Strategy requires that developments seek to discharge water via attenuation and existing receptors first rather than via infiltration. As such, as part of the proposed drainage strategy an attenuation pond is situated at the southern end of the site (opportunity for wetland park and play).
After the development is complete, surface water runoff will be managed using well integrated Sustainable Drainage Systems (SuDS), which will effectively remove the surface water.
These systems will come in a multitude of forms, including swales. Examples of modern SuDS used in developments, including tree pits, gabion baskets and permeable paving/ditches, are shown below.
