The site is located to the north of China Clay works site and north-west of Boringdon Park Golf Course and comprises circa 54 hectares of agricultural land divided into three fields. The site is allocated in the Local Plan for a Sports Hub and enabling residential development and therefore the principle of development is acceptable in this location (see map to the right).
To the north is Plymbridge Woods, to the west is the old Canal (which now forms part of the National Cycle Network Route 27), and to the east is Plymbridge Road. To the south is the Sherwood Plantation and former China Clay works site, where the residential community of Coypool Park is being developed (it recently obtained planning permission to build up to 490 homes, 60 sheltered homes, shops, a café, and a Community Hub with a nursery). The site can be accessed from the south linking to the Coypool Park development.
The site slopes down from north-east to south-west. The landform of the valley provides impressive views from some areas of the site across and down the valley to the south and west. Within the western part of the site the land is visually well contained.
Beyond the immediate context of the site lies Plympton, which provides a good level of facilities and services, including Woodford Primary School, Hele's School and a public house (Harvester Unicorn), as well as residential and employment areas including Plympton Shopping Centre, and Coypool Retail Park.
The site is not located within the Green Belt, Area of Outstanding Natural Beauty, Conservation Area, Site of Special Scientific Interest, or within Flood Zones 2 or 3 (it lies within Flood Zone 1, which is considered to be at a low risk of flooding).
Nearby heritage assets include the Gate Piers to Boringdon Hall, Boringdon Arch and the deer park and Boringdon Mine.
